Asset types implementation in comma CMMS

Introduction

This article is the public version of one of PF consultant's internal technical documents. In it, we define the main asset type classes, give examples of each and describe in general terms how the modules available in comma CMMS can be leveraged to properly organize asset information given the specificities of each type.

 

The information provided here is intended to be of quick reference and, as such, it is presented in table format. Each row data is in reference to each asset class type.

 

As with any standard software package, there are applications more suitable for use in comma CMMS than others. For example, fixed assets are better managed out of the box than moveable assets in comma CMMS. Also of note is that most organizations will not manage assets that fit only one row on the table. They will more likely be made up of a combination of rows. If the CMMS package cannot cater natively to all types, it is important to cater for the majority of the cases and find deviations from the standard to more than acceptably allow for efficient management and log of information.

  • Machinery and devices used in production, manufacturing, or service delivery.

Fixed

  • Manufacturing Equipment: CNC machines, presses, conveyors.
  • Facility Equipment: HVAC systems, elevators, generators.
  • Functional location hierarchy as used in comma CMMS is especially suited for this application when used in conjunction with the existing equipment module.

Fleet

  • Fleet assets include vehicles used for transportation, delivery, or service.

Moveable

  • Delivery Trucks.
  • Company Cars.
  • Specialized Vehicles: Fire trucks, utility vans.
  • Easily integrated into the functional hierarchy.
  • Usually a relatively smaller chunk of the asset management responsibilities of target and existing comma CMMS customers.
  • Scheduled actions can be implemented with current maintenance plan module.
  • Odometer actions can be implemented with current maintenance plan module.
  • Fuel management may be clunky to implement, needs further studies.

Facilities

  • Physical structures and infrastructure within a facility or building or more widespread as part of items of this type managed or owned by the same management unit or department.

Fixed

  • Buildings: Offices, warehouses, production plants.
  • Grounds: Landscaping, parking lots, walkways.
  • Easily integrated into the functional hierarchy.
  • Usually a relatively smaller chunk of the asset management responsibilities of target and existing customers.
    • In relatively low demand for target customers.

Linear

  • Exhibit linear properties that may or may not be uniform throughout their length.
  • All asset segments perform the same function.
  • Usually interconnected through infrastructure networks.

Fixed

  • Railway Lines.
  • Roads and Highways.
  • Pipelines: Carrying oil, gas, water, or other fluids across vast distances.
  • In very low demand for target customers.
  • Not implemented in comma CMMS.

IT

  • Hardware, software, and network components

Hybrid

  • Computers: Desktops, laptops, servers.
  • Software Licenses: Operating systems, applications.
  • Network Devices: Routers, switches, firewalls.
  • IT systems dedicated to industrial components can be added to FL hierarchy with no issues.
  • In very low demand for target customers if considering office IT systems.
  • Not implemented natively in comma CMMS for office IT systems.

Tools

  • Handheld tools and equipment used by maintenance technicians.

Hybrid

  • Wrenches: Adjustable wrenches, socket sets.
  • Diagnostic Tools: Multimeters, infrared thermometers.
  • Power Tools: Drills, saws, grinders.
  • Specialized, custom tools.
  • Included in the comma CMMS equipment and tools module.
  • Not really designed for control of small hand tools, major focus is on high-value and custom specialized tools.
  • Tool calibration and maintenance can be done by setting a virtual FL for these and scheduling jobs assigned to that general FL. Search by tags, or summary key words to get calibration logs.
  • Is included natively.

Consumables

  • Items that are used during maintenance tasks but are not permanent fixtures.

Fixed

Lubricants: Oil, grease.

Filters: Air filters, oil filters.

Batteries: For handheld devices.

  • Well supported in comma CMMS, including inventory control.

Final words

The table above serves as a starting guideline in our consultancy services for use in more complex projects. For prospect clients, it provides a measure of the strengths and weaknesses of comma CMMS for their actual needs. Do you maintain highway networks? Comma CMMS may not be for you. Do you maintain equipment on a manufacturing installation? Comma CMMS is perfect.

 

Instead of promising a do-all-and-everything solution, we take the responsible route in stating that some of the more complex and large applications will have to compromise somewhere. That is true with everything though. The key is to compromise as little as possible and the table above may help with that.
